Zurich Waterfront Apartment Sells for CHF 12.4 Million, Lifts Enge Values 6%
A Seefeld waterfront apartment fetched CHF 12.4 million at the July 8 auction, pushing up values in adjacent Enge streets by an estimated 6 percent.
How we reported this

A 480-square-metre apartment at Utoquai 18 in Seefeld sold for CHF 12.4 million on 8 July, the highest single residential result recorded at Zurich auction this month.
The transaction comes as Switzerland maintains the highest residential prices in Europe while global debt pressures and natural disasters elsewhere have left local buyers focused on domestic assets. Clearance rates at the monthly Zurich property auctions reached 78 percent last week, up from 71 percent in June, signalling sustained demand even as average asking prices sit at CHF 15,000 per square metre citywide.
Local price ripple in Enge and Kreis 5
Buyers and agents immediately compared the Utoquai result with recent transactions on neighbouring Höschgasse in Enge and on the Limmat-side blocks of Hardstrasse in Kreis 5. Two three-bedroom flats in those streets that had been listed at CHF 4.8 million and CHF 3.9 million respectively attracted multiple bids within 48 hours of the Seefeld sale closing. The Zürichsee-Schifffahrt timetable change announced for September, which adds extra stops at Enge harbour, is cited by local valuers as an added factor supporting the uplift.
Clearance data released by the cantonal land registry on 9 July showed 34 of 43 lots sold across the month’s four scheduled auctions. The Seefeld penthouse alone exceeded its guide price by CHF 1.1 million after three rounds of bidding that lasted 22 minutes. Comparable waterfront stock in Wipkingen, previously trading at CHF 13,800 per square metre, has already seen two new listings adjusted upward by CHF 800 per square metre since the weekend.
Next steps for sellers and buyers
Owners planning to list before the August recess are advised to obtain fresh valuations this week and to schedule inspections during the next open-house window on 15 July. Prospective purchasers should review the cantonal property-tax calculator before submitting bids, as the new sale will feed directly into the 2027 assessment cycle for Seefeld and Enge. Auction calendars for the remainder of July remain available on the city’s official land-registry portal.
